About this space
Our spacious 1-bedroom condo is nestled in the heart of Aldea Zama, set within a modern residential complex. We designed the space with a modern aesthetic and a zen twist — room for a couple or a small group of friends looking for a Tulum getaway. Available for short, mid-length and long-term stays.
Key features:
• 1 spacious bedroom with a king bed, plus a queen sofa bed in the living room
• End-unit condo, so a little more privacy and less noise from neighbors
• Open-concept floor plan with a modern living room, dining area and full kitchen
• Private patio with a jungle view and outdoor seating
• Dedicated workspace in the bedroom and high-speed WiFi
• Smart TV
• Air conditioning — split units in the bedroom and the living area
• 1 full bathroom with a walk-in shower
• Coffee machine
• Washer/dryer in the unit
• Starter toiletries: soap, shampoo and toilet paper
• Free parking
The outdoor patio is the perfect place to enjoy a glass of wine after a long day of checking out cenotes and the ruins. The space was designed to create a sense of integrating with the surrounding jungle.
Guest access
Paramar Viva has the largest rooftop infinity pool in Tulum, with peaceful views of the jungle. The Palapa Rooftop Sky Bar has an infinity pool, both a hot and a cold jacuzzi, lounge seating and hammocks for relaxing.
The building has 24-hour security and an on-site concierge to help you with building amenities, calling a taxi, booking a massage or borrowing the on-site bicycles. We also have an on-site property manager who can help with the apartment and any other questions you have about Tulum.
If you like to exercise on vacation, the building includes an air-conditioned two-floor gym with cardio machines, weights and an area for yoga and stretching. Bicycles are free to borrow from the front desk with an ID.
To relax, head to the spa for the sauna or a massage, or to the outdoor movie theater in the lobby to watch the latest film (check with the front desk for the schedule). There's also a kids' game room, a business center and an EV charger.
The neighborhood
The condo is in Aldea Zama, a modern gated community about 0.8 miles from the beachfront and 3 miles from the Tulum ruins. A bike path runs from Aldea Zama to the beach, the ruins and town, there are many restaurants within biking distance, and a large supermarket (Chedraui) is 5 minutes away.
Eat and drink — a 10-minute walk or a short bike ride:
• Breakfast and coffee: Vintage Cafe Tulum, Matcha Mama
• Lunch or dinner: Safari Comedor Zama, Nikori Tulum, C.O. Jones Burgers & Bar
Ruins:
• Tulum Mayan Ruins — seaside temples with scenic views (about 10 minutes by car)
• Cobá — an ancient Mayan city, among the best preserved (about 45 minutes to 1 hour)
• Chichén Itzá — about 1 hour 45 minutes
Beaches:
• Playa Paraíso — white sand and turquoise water (10–15 minutes)
• Playa Ruinas — the beach below the ruins (about 10 minutes)
• Ziggy Beach — beach club with a lively scene (about 15 minutes)
Cenotes:
• Gran Cenote — ideal for snorkeling and cave diving (about 10 minutes)
• Cenote Calavera — quaint cenote with rock formations (about 10 minutes)
• Cenote Dos Ojos — famous for its underwater caves (about 30 minutes)
Nature:
• Sian Ka'an Biosphere Reserve — diverse ecosystems and wildlife (about 30 minutes)
• Punta Laguna Nature Reserve — spider monkeys and zip-lining (about 1 hour 15 minutes)
Getting around
Arriving: fly into Cancún (CUN) or Tulum International (TQO). From Cancún you can rent a car, take the ADO bus to downtown Tulum (the cheapest option, though you'll still need a taxi from the bus station), or book a direct airport shuttle — we're happy to send recommendations.
There is no Uber in Tulum, so plan to rent a vehicle, borrow a bike or get around by taxi. Taxis are notoriously expensive, especially from the airport and to or from the beach area, and prices at night can be astronomical. For the beach we recommend a bike over a taxi.
Free parking is in front of the building; spots are not assigned.

Good to know
Tulum is a rapidly growing city and Aldea Zama is still being built out, so construction nearby can cause noise and other inconveniences.
Tulum sits in the jungle of Quintana Roo, so mosquitoes, insects, birds and even small animals are part of the natural surroundings. Doors and windows are screened, but expect some mosquitoes.
Power outages happen in Tulum, and the internet can be unstable in extreme weather. When the power is out the building's water pumps stop too. The apartment has a backup battery that keeps the WiFi running and lets you charge devices during an outage.
The apartment is on the first floor, reached by stairs or the elevator. Some doors and hallways in the building are narrow, so it is not wheelchair accessible.
